WE ARE GENERATING MORE LEADS THAN WE CAN HANDLE

Our internet advertising efforts have been so successful , that rather than wasting the leads we decided to offer the leads to agents outside our office on a referral basis. The referral fee is calculated off the top of the commission earned by your office.

HOW DO I GET LEADS

When you login, you will receive leads by email, if available, in your service area. Your lead service subscription will be good for the remainer of the calendar month. You must renew your lead subscription each and every month to continue receiving leads. This way we know you are still interested in receiving leads and motivated to work the leads.

HOW ARE LEADS GENERATED

The leads are generated from our internet marketing efforts developed by rotating advertisments in various placements. We spend thousands of dollars every month generating leads.

HOW GOOD ARE THE LEADS

Most of the time the contact information is accurate. On some occassions the contact information may not be accurate because the lead is generated from web advertising efforts. Don't worry about that because we get plenty of leads routinely.

Depending on the advertisment that generates the individual leads, you may find that the "Prospect" may or may not be highly motivated to purchase a home immediately. Some may be in the beginning stages of homebuying and need coaching. They may not buy for another 6 months or they may be ready to buy a home next week. When you evaluate them by asking qualifying questions you will be able to determine their immediate needs and motivation to buy. 

Some of the leads I will pre-screen before I refer them out, if I have time to do so, or you will have to determine their needs yourself by qualifying the prospects needs. Also, keep in mind that the Prospect does definately have interest in buying a home and may not have been financially qualified yet. They may be a viable prospect only when properly qualified financially. I strongly advise that you have them speak with a licensed mortgage professional to determine their financial ability to buy. I can recommend a trustworthy source that I utilize routinely when financially qualifying buyers. It saves me a lot of time, so I can focus on more selling homes.

Generally, most internet leads generate value shoppers, so the Prospect most likely is looking for a good deal on a home purchase. This is the beginning step most home buyers take because someone told them to look for value priced homes first. It is up to the Real Estate Agent to educate the buyer so that they will be informed. Let's face it... everyone wants to find a good deal, but with a little buyer education you can convert those prospects to real buyers that will then learn that you get what you pay for. So, you will have to tailor your presentation in order to appeal to their immediate needs. Then after a little education about the market they will realize they will want to buy a home that fits their needs... not just get a value priced property. 

What Kind of Prospects should I expect to get?     The prospects may be looking for Bank Owned properties or distress sales because someone told them to look for a bank owned property first. They could be first or second time homebuyers, Investors or be looking for a vacation home. You will be able to find all the Bank Owned and distress properties you need in the MLS system due to current market conditions. It is up to you to determine what the buyer can qualify for and fulfill their individual needs. In most instances, these prospects end up buying home that isn't a distressed bank owned property. 

 I advertising to generate traffic to my web site utilizing many different niches, so I get many prospects that are not looking for bank owned or value priced properties. I have a wide range of prospects with various needs. Sometimes they just wnat to learn about the home buying process and don't buy a home for over a year. But, I faithfilly stay in touch with them with a drip contact campaign and a monthly newsletter. Guess who they remember when they are ready to buy. So, I recommend that you coordinate your follow up efforts with my utomated drip campaign. I'll show you how to do that too.

The important thing is you will have the Prospective Buyer that wants to buy something someday, if they are able. They just don't have the expertise in real estate that you have. They will rely on your expertise and the way you care for their needs.

If you are harsh with them or ignore their needs they won't need you nor will they remember you when they or their friends are ready to buy a home. 

You must make them feel comfortable with you and cultivate their trust. Only then will you succeed with more buyers than you can imagine.

It took me over 25 years to develop a strong referral base. I did that by earning my client's trust and confidence in my abilty to help them with their individual needs. I just wish I had the time to help all the prospects that come to me. My referrals always get first priority, then if I have time, I work with leads I generate from advertising.

All I ask of you, is that you send me feedback on the leads you are working with. The leads are issued to agents on a first come first serve basis and will not be re-issued to another agent once you place your claim on the lead.

CLAIMING YOUR PROSPECT LEAD

Its simple, when you receive a lead, you have 48 hours to contact the prospect by phone or email. Then send me feedback by email explaining that you have claimed the Prospect and intend to work the lead aggressively. Then I'll keep sending them to you until you tell me you can't handle anymore. If I don't have good communication from you then you go on the "Out of Sight - Out of Mind" list. I crave feedback. If you write the deal, be sure to keep me posted with feedback, because I have access to special financing incentives available through my referral sources for these borrowers. When you close the deal, don't forget to send me a check for the referral fee as agreed to compensate me for my prospective Buyer procurement efforts, just as you would with any other out of the office referral. I also have a automated follow up system to insure that my referrals get the service and respect they deserve.  I'll do my best to keep your pipeline of Prospects full if your a team player.
